From your first call to move-in day — here's exactly how the process works, and what we handle on your behalf.
Every project starts with understanding your block. We assess usable area, access for delivery, soil conditions, and utility mains distance. Most Melbourne residential blocks qualify — and many don't need a planning permit at all for units under 60m².
We'll also walk you through which model suits your block and whether a full package or DIY owner-builder path makes more sense for your situation.
This is where most DIY projects stall — and where we add the most value. Victorian building regulations require a Building Permit from a Registered Building Surveyor (RBS) before any work begins. We facilitate everything:
We coordinate with independent licensed architects and structural engineers to prepare your full documentation package — engineering plans, energy reports, NCC 2022 compliance certificates — and submit to the RBS on your behalf. You review and sign; we handle the rest.
Once your Building Permit is issued, we also map out the path to your Occupancy Permit — the document you need before anyone can legally live in the dwelling.
Once permits are approved, your unit enters the production queue. Factory-controlled manufacturing means consistent quality regardless of weather — no site delays, no material wastage.
The international shipping window runs 4–6 weeks. During this time, we coordinate your onsite groundworks simultaneously — foundations, slab, and utility rough-ins are completed before the unit arrives, so there's no waiting around.
Delivery and structural assembly typically takes 2 weeks. Licensed tradespeople handle all service connections — plumbing, electrical, and drainage — to meet Victorian standards.
Final inspections are coordinated with your RBS to issue the Occupancy Permit, after which the dwelling is legally habitable. For full-package clients, we manage every inspection on your behalf.
Do I need a planning permit to build a granny flat in Victoria?
In most residential zones, granny flats under 60m² do not require a planning permit — only a building permit. This applies to the majority of Melbourne suburban blocks. However, some properties with heritage overlays, flooding overlays, or other special conditions may require additional approvals. We assess this during your feasibility consultation. What's the difference between a building permit and an occupancy permit?
A building permit authorises construction to begin. An occupancy permit (also called a certificate of final inspection) is issued at the end of the project, confirming the building is safe to occupy. Both are required — you cannot legally rent out or live in a granny flat without the occupancy permit. We handle both.
Can I use an owner builder permit instead?
Yes — and this is what our DIY kit path is designed for. Owner builders can manage their own project and bring in licensed trades for electrical and plumbing. We still handle the permit documentation and compliance paperwork, which is the part most owner builders find hardest. See the DIY owner builder option →
Is 3 months realistic?
It's our target timeline under normal conditions. The main variable is RBS processing time, which can range from 2–6 weeks depending on workload. We build parallel workflows wherever possible — groundworks during shipping, for example — to minimise idle time. We'll give you a realistic project-specific estimate after your site assessment.
Can I rent out my granny flat?
Yes. Once the occupancy permit is issued, the dwelling can be rented as a secondary dwelling on your property. In most Melbourne suburbs, a 1–2 bedroom granny flat can command $250–$450/week in rent depending on size and location. We can walk you through what to expect during your consultation.
